NAI DiLeo-Bram & Co.’s Chris Galiano, Kyle Gerace & David Simon Named to 2022 ROI Influencers: Real Estate List

Honorees Saluted for Setting Trends/Leading the Way in NJ Real Estate

NAI DiLeo-Bram & Co. (NAIDB)’s Chris Galiano, Kyle Gerace and David Simon have been named to three separate 2022 Influencers: Real Estate lists by ROI-NJ, one of the state’s leading business publications. The salute to the industry’s “best and brightest,” according to the publication’s editorial staff, includes nine separate categories. Galiano was featured among Brokers & Executives; Gerace was named a Rising Star; and Simon was included among this year’s Real Estate Icons.  

This is what the publication had to say, “The impact of commercial real estate in the business ecosystem is difficult to measure – perhaps because its influence is so far-reaching. That’s why the 2022 ROI Influencers: Real Estate List is the most complete and thorough in the industry, as we honor those setting the trends and leading the way.”

Galiano, Gerace and Simon were acknowledged for their achievements on behalf of their clients, the firm and the industry as a whole:

Broker & Executives: Christopher Galiano, SIOR, Managing Director / Principal, joined NAIDB in 1988. Ever since, his name has been synonymous with arranging some of New Jersey’s largest and/or most prominent industrial transactions in the commercial real estate market. A specialist in industrial tenant/buyer and landlord/seller representation with a focus on New Jersey’s all-important Central New Jersey metro, Galiano counts some of the state’s largest landlords and fastest-growing corporations as valued clients with whom he shares long-term relationships. 

As one of the firm’s consistent top performers, Galiano’s sales activity at the close of 2021 – including the $28.31M sale of a 168,767-SF multi-tenanted Cranford industrial property and the $10.5M trade of 26+-acre industrial park in Piscataway – laid the groundwork for a series of major transactions in 2022, including the subleasing of the Class A Bridge Point warehouse, a 124,000+-SF standalone industrial headquarters facility located at 150 Whitman Avenue in Edison.

In addition to transactional work, Galiano is actively involved in several regional, national and global industry organizations and has earned the coveted SIOR designation, recognizing only the most capable and experienced brokerage practitioners. Other milestones include:

Rising Star: Kyle Gerace, Associate, launched his commercial real estate brokerage career in 2020 at the height of a once-in-a-lifetime pandemic – a move many may have considered extremely risky. For Gerace, it was a risk worth taking – and one that is paying off personally and professionally. In his role as an Associate, a fully licensed New Jersey Real Estate Salesperson and member of the firm’s brokerage team, Gerace is responsible for assisting owners and tenants involved in commercial real estate sales and leasing transactions across Central New Jersey. 

 

Within less than a year of joining the profession, Gerace was learning the commercial real estate industry ropes from leading mentors while earning a seat at the closing table of several noteworthy transactions. Highlights include serving as a member of the NAIDB brokerage team in the sale of a 10,296 SF office in Union, where the firm identified a buyer within two weeks of bringing the property to market, and the sale of The Village at Falcon Point, a newly developed 56-unit multifamily property in Woodbridge.

 

As a result of his knack for accumulating and applying industry knowledge, refining his analytical skills and building client relationships, Gerace was a key contributor toward NAIDB’s best overall year in 2021 in terms of all-time-high sales and leasing volume.

During this time period, Gerace played a lead role in the sale of a 31,000 SF industrial property located in Perth Amboy. The buyer was drawn to the highly desirable location, 1.5 miles from the Outerbridge Crossing, less than 4 miles from the New Jersey Turnpike (Exit 11) and Garden State Parkway (Exit 127) and near Newark Airport and Port Newark/Elizabeth. As a result of Gerace’s demonstrated ability to hit the ground running and cumulative contributions, NAIDB honored him with its in-house Rising Star Award that same year.

Throughout 2022, he has been gaining even greater traction with several important transactions. Recent highlights include three separate industrial leases totaling 117,600+ SF across Central New Jersey – all of which are paving the way for future success in 2023.

Icons: David Simon, COO, who joined NAIDB in 2020, has been leaving his mark within New Jersey’s commercial real estate industry for more than 25 years. During this time, he has refined his transactional expertise and high-caliber management skills as a Partner and/or market leader with several local and national firms, including Colliers International, Massey Knakal Realty Services and Cassidy Turley. 

In these leadership roles, Simon has been responsible for the growth, operational and financial performance of these companies along with the oversight of the office, industrial, retail, land and investment sales divisions. During his past two-and-a-half years at NAIDB, he has charted the course for solidifying the firm’s market presence and building upon its client roster to gain new business.

The result: 2021 marked NAIDB’s best overall year with regard to all-time-high sales and leasing volume. Utilizing this foundation as a platform for future growth, the firm is tracking to have a solid 2022 as well.  

In addition to earning the coveted SIOR designation, Simon also served as a Past President of the SIOR New Jersey Chapter and IOREBA as well as a member of NAIOP.
