NAI DiLeo-Bram & Co., (NAIDB) was retained by KISS Products, Inc., a global leader in professional quality beauty products and treatments. The company was seeking to acquire a New Jersey-based logistics property that would allow it to relocate its primary distribution center while consolidating four Long Island distribution centers into one central location.
Solution
The NAIDB team, led by Thomas Kirczow, identified several properties within New Jersey’s emerging logistics gateway: the I-287 warehouse/distribution corridor. In addition to superior proximity to the port of Newark/Elizabeth, the region offers excellent multimodal rail, international air and highway connections via I-287, a 70-mile stretch connecting the NJ Turnpike in the south with I-80 to the north. Other major regional thoroughfares include U.S. 22 and 202 as well as NJ 18 and 28.
Among KISS’ requirements: advanced-functionality design that could immediately accommodate its growing logistics needs. The beauty company was experiencing unprecedented demand from its consumer base and national retail partners in the region.
NAIDB identified the recently competed Rockefeller Group Logistics Center and the availability of a dedicated distribution building totaling 469,600 SF. The center was already home to Best Buy (725,000SF/300 Ridge Rd.), Fujitsu General America and Humanscale, each of which occupied approximately 155,000 SF of a shared 311,000 SF distribution center at 100 Ridge Rd. in the Township.
In 2017, Rockefeller Group along with its joint venture partner PCCP, LLC acquired the 228-acre former Dow Chemical plastics factory site in a $57M deal. Within two years, the NY-based company redeveloped the unproductive parcel into its namesake: the 2.2MSF Rockefeller Group Logistics Center.
Result
In 2019, KISS Products acquired the 469,600 SF free-standing distribution building situated on 65 acres in the highly desirable Exit 10 / Route 287 corridor. Located at 600 Ridge Rd. at the Rockefeller Group Logistics Center in Piscataway, the asset offered 40-foot clear heights, 100 dock doors and a 130-foot truck court. The beauty company acquired the next-generation property for $65.7M.
The acquisition was financed by Citibank, City National Bank and Shinhan Bank America. Just three years after acquiring the property, NAIDB was involved in the sale of the property to a REIT, which acquired it for an undisclosed price in 2022.
