For NAI DiLeo-Bram & Co.’s (NAIDB) Associate Vice Presidents Kelly Bayer and Catherine Goski-Vasquez, a shift in career paths to commercial real estate was most certainly a chance worth taking.
Bayer, a graduate of Rutgers University with a B.S. in Exercise, Science and Sports Studies, and Goski-Vasquez, a graduate of Kean University and State of NJ Teacher of Mathematics, possess a solid foundation from their academic studies in research, analytics and implementing concepts into action to yield impressive results in their commercial real estate careers. Each consistently records a high velocity of prominent transactions while serving a diverse client base with a wide range of commercial property disposition, acquisition, investment and leasing needs.
Both Bayer and Goski-Vasquez attribute a true collaborative environment and a career path that includes support from industry-respected mentors as the reason for making the jump to NAI DiLeo-Bram.
“Before joining NAIDB in 2020, I worked at a few larger firms and something seemed to be missing in terms of career development and a sense of internal teamwork that is NAIDB’s trademark for success,” said Bayer, whose primary area of focus is the retail sector where she represents local, regional and national operators and property owners. “NAIDB has filled that void and contributed toward my personal and professional growth by allowing me to focus and thrive in a niche specialty while expanding my horizons within other sectors, such as office, flex and the ability to work on investment sale opportunities.”
In addition to her in-depth experience analyzing demographic and psychographic data, from pedestrian flow and traffic counts to occupancy cost analyses, Bayer is particularly adept at identifying viable markets for new retail locations, property repositioning business plans and creating/executing a sound real estate strategy. A member of the International Council of Shopping Centers (ICSC), she is active in a number of local and statewide professional associations and business community organizations. Bayer also was profiled in MidAtlantic Real Estate Journal’s “40 Under 40” last fall.
Bayer’s most-recent transaction highlights include:
· $1.7M sale of a 12,143 SF retail property in Plainfield, NJ
· Two lease transactions along Route 1 on behalf of Smoothie King, which included 2,223 SF in Avenel and 2,100 SF in Edison, NJ
· Two 7,500 SF lease transactions on behalf of Pharmacy Truck Parts spanning Edison and Monmouth Junction, NJ
Goski-Vasquez also sought a sense of business autonomy while learning commercial real estate from the ground up and being guided by experienced professionals when she joined NAIDB in 2013. In fact, she immediately pursued her real estate license after graduating first in her college class and spending time teaching.
“I take great pride in staying one step ahead of the competition and identifying potential opportunities for my clients in well-established municipalities throughout Central New Jersey as well as other emerging markets long before they become a ‘hot spot,’” said Goski-Vasquez, who is active in IOREBA, Cranford Chamber of Commerce and the Gateway Association of Business Women. She also has been profiled twice in MidAtlantic Real Estate Journal’s “30 Under 30 People to Watch.”
During the past 10 years at NAIDB, Goski-Vasquez has completed over 100 sale and lease transactions totaling +900,000 SF. Her well-rounded expertise extends from industrial, office and retail properties as well as land sales. Known for her proficiency in orchestrating transactions that involve contaminated property sites, she also collaborates with public officials and developers to focus on transit-village redevelopment projects.
Most recently, Goski-Vasquez was involved in the following transactions:
· Representing the buyer of a 7,000 SF industrial building in Kenilworth, NJ
· Arranging a 16,000 SF sublease on behalf of a trucking-company client at an industrial building in Union Township, NJ
· Orchestrating the $2.3M sale of a nearly 14,000 SF industrial building in Plainfield, NJ, punctuating a search that lasted several months
· Facilitating the renewal of a 12,000 SF industrial building in Kenilworth
· Representing the landlord and completing, as part of a NAIDB team, a direct lease for a 40,000 SF industrial property in Kenilworth, NJ along with a lease of 0.70 acres
· Selling a 40,000 SF warehouse in Garwood, NJ, which had some environmental challenges
