Case Study
Owner Representation Assignment – 700 Middlesex Avenue, Metuchen, NJ
Client: Joint Venture between Recycland and Landbank companies
Project: Marketing 19 acre suburban brownfield redevelopment site formerly occupied by Oakite Corporation
The property was marketed for Sale and Design-Build-Lease on behalf of developers Landbank and Recycland. Numerous public and private challenges including the evolving goals of the city and the ownership were overcome during the course of the marketing effort. Ultimately five acres were transferred to the City for development of athletic fields. The County acquired 2 acres for the trailhead location of the Middlesex County portion of the East Coast Greenway. A long term Pad Site lease was completed with Somerset Valley Bank. A design-build-lease transaction was consummated with the Metuchen Sports Group for 70,000 square feet of fully renovated recreational under a 20 year lease. Five acres remain for future development pending the still evolving goals of the municipality. The Site originally housed 250,000 square feet of functionally obsolete manufacturing structures, all of which were contemplated for re-use. The project stands today as a textbook example of adaptive re-use; and provides a long term stream of income to the clients.
